that small room next to router is filled with pipes or metal objects right ? grab a play.google wifi.analyzer move router up, away from metal things. and walk around the house with that app. you will see where range is good and where is crap. also you can move from ~22Mhz to 30-40 range where neighbours won't cause interference.
